Attractive affordable housing

The town is currently embarked on the most ambitious house-building programme in its history, with more than 1,500 new homes completed over the last two years and 7,000 due by 2029.

Delivering middle- and upper-market properties alongside attractive affordable housing – in good quality neighbourhoods with a sense of place and a local identity – will help to attract and retain economically active households and in turn support economic growth. Award-winning residential developers including Taylor Wimpey, David Wilson and Avant Homes (to name but a few) have already gained approval for plans.

Well-designed neighbourhoods will require significant infrastructure including transport networks, schools, good-quality open space, cycle routes and local facilities, all of which the Council is working to secure.

Value for money

Average house prices across the Tees Valley are some of the lowest in the country. In May 2024 the average house price in Middlesbrough was £138,000 – less than half the national average. Similarly, at £78,000, a typical flat in Middlesbrough costs half of a Leeds flat, with mortgage costs also around half. A typical detached house in Middlesbrough costs less than £250,000, compared to a national average of £439,000.

 

New Horizons

Situated near Hemlington in Middlesbrough, the Taylor Wimpy Elderwood Park development provides an excellent range of two-, three- and four-bedroom homes. The choice of designs include several aimed at first-time buyers and young families as well as more established home owners who want more space. The show homes recently opened and properties are already being sold off plan. With a journey time to Middlesbrough of less than 20 minutes by car and around 30 minutes by bus, the area is perfect for commuters travelling to Centre Square.

Stainsby Hall Farm, Middlesbrough

In August 2017 Middlesbrough Council granted permission to Story Homes to build 139 high-quality new homes as part of a wider joint planning application for 299 homes on this site.

Their proposals will create a sustainable and integrated development that will make an important contribution to Middlesbrough’s housing supply. The proposed development will deliver a mix of detached and semi-detached dwellings, with a proportion of these new homes being affordable.
